About Alma

Both buyers and properties are unique. There seems to be a buyer for every property and a property for every buyer. Whether a first time buyer or a seasoned one whether the property is residential or commercial, it is the agent’s responsibility to find property for the buyer at the preferred mortgage payment of the buyer. Agents must expedite the process of a purchase. They must introduce agency relationship and secure, they must complete a Comparable Market Analysis, an offer, negotiations, a contract, a mortgage (right loan and guidelines for the most property), inspections, and help to review and request repairs, schedule the attorney and expedite, order a survey, attend the closing and represent the buyer in their circumstance.

REALTOR agents perform the work of a REALTOR and adhere to a code of ethics, according to the North Carolina and South Carolina Real Estate License Laws. No less important is the relationship after the closing. To know that buyers are satisfied with the purchase and remains so, long after, and wants to repeat his business with me is very rewarding. The seller is important in all respects. The seller in his circumstances hopes to receive the most return that the market will allow and to do so, his property must be evaluated and suggestions made and performed in order to accomplish this. The seller is to rely on a measure of value whether it is an appraisal or a Comparable Market Analysis or both and a willing and able buyer, in order to sell. Agents are responsible for a strategic price that will compete in the marketplace and to provide required forms for disclosure, to give exposure in the marketplace, to know facts from research and the seller, about the property, and to know the type of loan most suited to the property, this, and much more is important to the SELLER and the REALTOR.

I have training and experience in HUD HOMES SALES, LOCAL GRANT PROGRAMS, NC HOUSING and experience with numerous lenders providing programs in Community Reinvestment, Fixed, 10-30 years mortgages, Adjustable Rate Mortgages, conforming and non-conforming loans, Owner financing and Lease To Own Purchases. My clients/customers are local, and from other counties, other states and other countries. I am a former consumer lender with a local bank and have experience in First and Second Mortgages and Equity Lines. I have experience in residential home sales and residential vacant lots and developed commercial property and commercial vacant land. I work with both owner occupants and investors.
